If you're planning a new build or renovation, you've probably heard the word "selections" thrown around. And if you're like most people, you picture tile samples, paint swatches, and maybe a Saturday afternoon at a bathroom showroom.


That's part of it, but selections go much deeper than choosing what looks good. They're the decisions that shape how your home actually works, every single day, long after the build is finished.



Selections are functional decisions

Here's what I mean. The benchtop material you choose affects how you prep dinner. The cabinetry layout in your laundry determines whether sorting washing is easy or a constant fight with doors that don't open the right way. The position of your tapware changes how you use the basin every morning. Even something like where your power points go in the kitchen affects how you charge your phone, use your appliances, and keep your benchtops clear.


These aren't decorating decisions. They're decisions about daily life. When they're made with function in mind first, your home doesn't just look good, ot works the way your family needs it to.


How selections connect to each other

One of the things that catches most people off guard is how connected selections are. Almost nothing is a standalone decision.


Your benchtop thickness affects your cabinetry height. Your cabinetry height affects your splashback dimensions. Your splashback tile choice affects your grout colour, and your grout colour affects how much maintenance you'll be doing five years from now. That's just one chain in one room.


I've had clients come in set on a particular tile for their bathroom. Once we map out the full picture, the basin, the vanity, the tapware, the floor, that tile either works beautifully in context or it creates three new problems. It's not that the tile was wrong, it's that selections don't work in isolation. They work as a system, and treating them that way is what leads to better decisions and fewer surprises down the track.

Most people assume selections are mostly about taste. What colour do you like? What style appeals? Those things matter, of course, but the thing that actually makes selections work on a building project is timing.


When selections aren't finalised before they're needed on site, it causes real problems. A tiler can't start without confirmed tiles, a cabinetmaker can't build without finalised layouts and hardware specs, an electrician can't rough in properly without knowing where the lighting and power points go, and when one trade gets delayed, it pushes the next one back. That delay costs money, affects the builder's schedule, and adds stress for everyone.


Getting selections done early doesn't mean rushing decisions. It means starting the process sooner so there's more time to think carefully, more time to get it right, and less pressure when construction is underway.

A selections schedule is a detailed document that records every material, finish, fixture, and fitting for the project. Brand, model, colour, size, supplier, and lead time, all in one place, all cross-referenced so nothing gets missed and nothing contradicts something else.


For the builder, it means knowing exactly what's been specified without chasing answers. For the homeowner, it means seeing every decision in context and knowing nothing has been overlooked. When someone on site has a question about the ensuite tapware at 7am on a Wednesday, the answer is already there.
